Everything you need to know about qualifiying & applying for one of our units:
Thanks for your interest in being a resident in one of our properties. Our goal is to provide good people with great, long-term places to live. We do have a fairly rigorous screening process, and we hope you'll understand that this process is applied to all our prospects, which means a safer, higher quality experience for you.
We've done our best to make our process as efficient as possible, to get qualified prospects into their new homes quickly, with as little fuss as possible. If you have any suggestions, we're always open to hearing them. Sometimes an outsider's view can bring valuable perspective.
Here's a quick rundown of the steps you'll need to take, with an expanded explanation that follows:
  • Check to make sure you qualify
  • Fill out our application which acts as a "pre approval" form
  • Wait for us to respond & set up a showing if applicable
  • Make a non-refundable deposit equal to one month's rent to hold the apartment
  • Sign a lease and move in!

  • Step 1: Make sure you qualify: Before contacting us about an apartment, please be sure that you qualify (see our list entitled "DO I QUALIFY?" section below). If you don't quite qualify, but you believe your situation merits an exception, please complete our Secure Application. (More about that below in step 2)
  • Step 2: Application: As part of our pre-qualification process, we ask that you complete our Secure Application (if you haven't already). If you qualify, we will contact you and set up a showing. We may ask you to drive by the building if you haven't seen it, to be sure you find the area & the building suitable. We don't want to waste your or our valuable time only to find that the building or neighborhood is not to your liking.

    IMPORTANT: It's important to fill out the application truthfully & completely. Our background screening is thorough, so any discrepencies will almost certainly be discovered. For example, if an applicant had had a bankruptcy in the past ten years, but answered "no", we would automatically disqualify that applicant. Yet we would NOT necessarily disqualify that same applicant for the bankruptcy itself, had they answered honestly. So be certain you answer correctly. Also, incomplete applications will be disregarded (i.e. incomplete rental history, etc.)

    It's also vital that you bring cash or certified funds (not a money order or personal check) to the showing in order to secure the apartment in the event that you want it. Submitting an amount equal to one month's rent (in cash or certified funds) is the only way to hold an apartment.

  • Step 3: At or after the showing, assuming you decide you want the apartment, then a non-refundable holding deposit is required, in an amount equal to one month's rent. You can pay cash or make a cash only deposit to our account at Kennebec Savings Bank, OR have us withdraw the funds via our ACH system. (Subject to a 10 day wait). If you pay us at the showing, we'll sign a holding deposit agreement. If you decide to secure the unit later, you can fill this agreement out online here. Once you've secured an apartment via the holding process, a lease normally must be signed within 7 days.

    For future rent payment, you'll signup for checking/savings account withdrawal here, using our ACH debit system.
  • Step 4: We finish our screening process to verify that you qualify. If everything checks out, then we setup a lease signing and move in date!

DO I QUALIFY?
  • You must have an EASILY VERIFIABLE source of income that equals at least 3 times the rent per month.
    • Example: To qualify for an $800/MO apartment you would need to gross at least $2,400 per month.
    • Please be ready to verify your employment or other source of income. Many employers will not release income or employment information to landlords so please check with your employer BEFORE applying so that there are no delays in the process. One alternative is to supply us with 3 of your most recent pay stubs.
    • If you are self-employed, we will base your qualification on net profit on schedule C or other tax document. We will need to see your last two year's tax returns. Please have them ready to avoid a delay in processing.
    • If you don't quite qualify financially, you MAY be able to qualify by paying a higher security deposit (equal to TWO month's rent), and/or having a co-signer who would qualify financially. Please note that these steps will only be considered if you are close to qualifying otherwise.
  • You must have all move-in funds in cash or certified funds, at or before lease signing: We are not open to payment plans in regards to move-in funds. We firmly believe that if someone cannot come up with the equivalent of three times (3x) a month's rent, then it's highly likely there will be late rent issues in the (very near) future. Frankly, a person in their mid twenties or older who doesn't have that much saved is simply not ready financially to be living on their own. We are seeking only financially self-sufficient, clean, conscientious adults with sound character & reasonable age-appropriate life skills to do business with.
  • Applicants must have had no evictions (FED) within 5 years. (This means full court eviction, not just being asked to leave. We may consider applicants who've been asked to leave a rental situation as long as no FED (court eviction) was ever initiated or filed).
  • Applicants must have no felonies within 5 years (Class A,B,C)
  • Applicants must have no more than 2 misdemeanors in 5 years (Class D,E)
  • Applicants must have no record of illegal drug activity within past 5 years
  • In addition, we reserve the right to deny residency to anyone, at our sole discretion, as allowed by state and federal law, if we feel that a prospect's presence (regardless of reason) in our building might dissuade otherwise desirable prospects from renting from us or diminish the experience of existing tenants. This may include but not be limited to past crimes, regardless of nature or when committed or observed behavior.
