Welcome College Students! Here at Southern Angel Properties, we have apartments that are great places to be for clean, quiet and responsible college students. We've had many successful experiences with students, coaches and professors from Colby, Thomas, UMA, and KVCC over the years, and would love to add you to that list. We do require that your monthly income is at least 3x (three times) the monthly rent, but of course we know many of you work only part time, or not at all, so that you can focus on that degree. This hurdle can be cleared by finding a willing co-signer, such as a parent, relative or friend, who is willing to accept full financial liablity for your apartment and who qualifies based on the aforementioned income guidelines.

- You must make at least 3 times the monthly rent in monthly income. In other words, if the rent on the unit you're interested in is $700 per month, you must have a combined provable income of $2,100. If you do not, you must have a qualified co-signer, such as a parent, who will be equally liable for all costs
- Security deposits vary depending on price of unit, but are usually 1.5 times the rental amount
- We pay heat, hot & cold water, sewer, lawn-care and snow-removal, while residents pay for their own electricity, cable and telephone. Optionally, we can include electric for an additional cost with usage limitations.
- Pets are allowed but require a $400 up front entrance fee, plus $40 extra per month PER PET
